This 152 acre property was purchased in 2020, and a 24 lot subdivision was proposed. The lots vary in size from 1.34 acres to 16.8 acres. Many of the lots are treed and private, while some are along the grassy meadow with sunshine everywhere. Others are high up on a bank, and overlook a creek as it meanders through a marshy area. Many of the lots have enough trees and timber on them, to allow the owner to cut and process enough wood to build whatever they need built. The trees are a mixture of Douglas Fir, Jack pine, beautiful Tamaracks, Poplar, and a few others.

In 2020, culverts were installed along Hwy 33, and a bridge over Clark Creek was built. Brush clearing and burning, and driveway building began in January 2021, and the driveways were completed in August 2021. Both Clark Creek and Kallis Creek flow through this project, along with some seasonal spring run off smaller streams.

Hwy 33 runs right through the middle of this proposed subdivision, and we have made 3 shared driveways to help access the lots.

Clark Creek Private Road, is one of the shared driveways and it is actually common lot # 25, and will be jointly owned by the owners of lots 14, 15, 21, 22, 23, & Lot # 24.

Painted Cliffs Private Road, is a frontage rd running along the east side of Hwy 33. It is so named, because from it you can see the yellow and orange painted rock cliffs, lying to the west of our subdivision.

Stone Table Private Road runs on the east side of Hwy 33, and is so named because each of our 24 proposed lots has a stone table set up, usually near the cleared RV/Building site.

These last 2 frontage roads are owned by the individual lot owners and access along them is by easement. All 3 frontage roads are privately owned, and lot owners can look after any maintenance requirements. All 3 driveways had calcium applied in August 2021 for dust control and stability.

These lots are in the Regional District of Kootenay Boundary, RDKB, and are unzoned. So, you can put an RV on them, or build a house, or shop, or just let the land be vacant for now. But to build, you do need a house building permit from the RDKB.

All our archaeological work is now completed and approved by Victoria. Lot 15 has a small covenant area on it, and if anything is done in that area a permit and/or monitoring may be required. There is however plenty of other room on lot 15 for building, RV's etc. A map of the covenant area will be posted under resources.

Due to government protocol we have experienced delays in this project, and we will not pursue bringing in BC Hydro.

The way of the future is (green) solar power. With gasoline at $2:00 per litre, it would be a joy to plug your electric vehicle in, and recharge for free from your own solar system. If we had brought in BC Hydro it would have added $50,000 to $60,000 to each lot. That saved $ can go towards alternate energy. And, BC Hydro may have added another year to our project.

Lot 1 at 16.8 acres is our largest lot. It is guaranteed rugged with an abundance of bedrock, but it gets top marks for privacy, potential views, and for timber value. Douglas Fir, Jack Pine, Tamarack, and Spruce are the main species. If you have ever wanted to own your own forest and enjoy a nature walk everyday, this lot is for you. It also has one of my favourite spots on the whole development. At the NE corner you can stand on a 100 ft cliff overlooking Clark Creek. A great spot for a picnic, but keep small children back. A prime private building spot is about 150 ft east of the end of the driveway. Early morning sun, and views can be opened up. Crown land on 3 sides. No close neighbours.

#2 is also guaranteed rugged, but it gets top marks for having the best potential views in the whole development. You could extend the driveway another 100 ft or so, and clear some trees, or get on top of the knob to the east of the driveways end. RECREATION

This is a great area for recreation as numerous lakes are nearby, and the west Kettle River is only 1 km east of this subdivision. And the Kettle Valley Railway, which has been made into a recreational trail, is just a 20 minute hike up the South West side of the valley, or a 6 minute drive to it on the Idabel lake rd. Some of the lakes that are only minutes away are: Arlington Lakes, Idabel, McCullough Lake, which has islands in it, Pear, Summit, Hydraulic, Fish, Goathide, Acme, Barge, and Mile High Lakes, to name a few. The Thunder Mountain Raceway is about 6 minutes away, as is the MuCullough Lake Cross Country Ski Trails Recreation area.

And of course, the turnoff to Big White Ski Hill is only 7 minutes away, and there is winter and summer fun to be had there.

There are numerous other recreation and hiking possibilities in the area. For one, if you take the logging road opposite the Hwy 33 turnoff to the Thunder Mountain raceway, you will come in a few minutes to a small lake that Clark creek comes from. Hiking/bushwhacking from there downstream, would bring you right to this subdivision.
